
With a topping-out ceremony, developer Urban Developers and Investors Group (UDI Group) and general contractor Bernecker Zrt. celebrated Parkside Residence reaching its highest point. On the site of the former Szikra Nyomda printing works, the project will create, across 43,650 square metres, 324 new homes, a 152-room, four-star Staybridge Suites hotel, retail units, community spaces and nearly 4,800 square metres of green space.
As part of the Parkside Residence development, the site of the former Szikra Nyomda printing works in Budapest’s 13th district, which has stood unused for more than 15 years, is being regenerated. On the plot bounded by Esztergomi út, Visegrádi utca, Süllő utca and Zsilip utca, a modern urban complex combining residential, hotel, retail and community functions is being created.
Linked to the Göncz Árpád városközpont area and built in four phases, Parkside Residence comprises a total of 324 homes, 152 hotel rooms, 364 parking spaces, 215 storage units and 9 retail units.
The project also includes community spaces and a landscaped inner garden of around 2,000 square metres that is also suitable for recreation. The development’s total green space amounts to almost 4,800 square metres.
International developer, Hungarian contractor
The investment is being carried out by UDI Group, a Czech property developer with a history of more than 30 years, which, with a stable international background, is currently active in the residential, retail and logistics property development markets in six countries. Parkside Residence is the company’s first investment in Hungary and is attracting considerable interest. The final architectural plans for the project were drawn up by A3 Építész Iroda.
According to Vida Szilvia, Country Director of UDI Hungary, one of the project’s greatest strengths is the way it combines location and quality of life within the 15-minute city concept.
Energy efficiency and lower operating costs were key considerations in the design of the project. The homes will have heat-pump-based ceiling cooling and heating, meeting the requirements of the A+ category and keeping utility bills low. The irrigation system will use rainwater, and electric vehicle chargers and provision for smart-home infrastructure are also part of the development.
The four-star Staybridge Suites hotel being built as part of the complex will belong to the international portfolio of IHG Hotels & Resorts and will be operated by Mogotel Hotel Group, which is already present in Hungary and has international experience. The apartment-style hotel is aimed primarily at business travellers and guests coming to Budapest for medium-term stays.
The general contractor of Parkside Residence is the Hungarian-owned Bernecker Zrt., which has been operating in the construction industry for more than 25 years and in the past five years has been involved in the construction of more than 270,000 square metres of buildings. The development is progressing on schedule; in the coming period, the focus will shift to façade, building services and interior works.
